Cos Cob is situated just east of Stanwich Road, north and south of East Putnam Avenue, west of the Mianus River and generally north of Valley Road. Zoning in Cos Cob consists of a complex combination of residential zones, ranging from high-density areas and property zones with single-family, multi-family and condominiums in the central hub and coastal areas to lower-density areas in the northern sections which extend northward to borders with Stanwich Road, Greenwich and areas off of Valley Road. There are 14 condominium complexes with a total of almost 400 units. Units range in size from 1,200 square feet to 2,500 square feet, with one-to-three bedrooms. A few complexes offer boat slips along the Mianus River, but most have no amenities. Cos Cob has two well known single-family neighborhood associations, Old Stone Bridge in the northern section and Coach Lamp Lane set off Orchard Street on the northern fringes of Cos Cob’s Hub. Shopping, I-95 and the Metro-North train station are no more than five to 12-minutes away from any Cos Cob home. Annually some 150 single-family homes sold.
