Greenwich, Connecticut Neighborhoods and Housing Areas Map
Geography and size: The Greenwich housing marketplace
covers nearly all of the 50 square miles that make up the landmass of
the community. Overall there are some 20,000 households and a population
of approximately 60,000 people. This large territory breaks down into
four main housing areas, Greenwich Proper, Cos Cob, Riverside and Old
Greenwich. Greenwich Proper, the largest geographic area breaks down in
to such well know neighborhood areas as: Back-Country, Belle Haven,
Byram & Byram Shore, Downtown, Glenville, Mid-Country and
Pemberwick.
Zoning: The predominant residential zoning found
throughout Greenwich is for single and multi-family homes
and condominium residences. Lot sizes can usually vary from under a
quarter-acre to quarter-acre, half-acre, one-acre, two-acre,
four-acre plus (Conyers Farm in Back-Country Greenwich has larger lots
with self imposed 10 acre zoning).
Single-Family Homes:
Single-family homes across Greenwich are mostly traditional in style
with emphasis on the center hall colonial design and a very traditional
floor plan. Shingle-style, federal, Cape Cod, Victorian, manor style,
split level and ranch style homes are also popular and plentiful across
town.

Condominiums:
Condominiums are available across town a large number being in the Greenwich Proper territory that includes the areas in and around downtown Greenwich, Byram, Glenville and Pemberwick. Here there are some 96 condominium complexes with 1,606 total units. In the Cos Cob area there are 14 complexes with 400 units, Riverside features two complexes with 84 units and in Old Greenwich has approximately 350 units in five complexes. Some complexes feature added amenities such as swimming pools, health clubs and tennis courts. Condominium units across Greenwich can vary great in space, amenity and price.

Multi-Family:
Multi-family units are available in six of the housing market areas
mainly based on zoning allowance zoned for such. Units generally consist
of two-to-three-unit homes with studio apartments to three-bedroom
apartments. Over the last 20 years or so some multi-family homes were
converted to condominiums given the popularity of the condominium form
of ownership.

Rental Units:
Rental units consist of single-family homes, cottages, condominiums and
apartments typically in multi-family homes. Rental options can be found
across town and can range from small apartments to grand estates. Most
of the rental inventory is offered for year or more tenancies but there
is a moderate summer or short term rental market as well. Some rentals
come furnished.

S ingle-Family Home Associations:
Community-wide Greenwich has nearly 60 single-family home association
neighborhoods. There are 31 in Greenwich Proper, two in Cos Cob, five in
Old Greenwich and six in Riverside. Typically these associations offer
few amenities if any other than gated and non-gated security and speed
controlled. A few do offer access to the waterfront and Conyers Farm
offers equestrian facilities.

Land for Single-family, Multi-family or Condominium Development:
For buyers that wish to build there dream home or to create a
speculative single-family, multi-family or condominium development there
are good options on a rotational basis. Annually much, but not all, of
this land comes on the form of teardowns (a home that has outlived its
highest and best use).
